Property Acquisition and Leasing

Understanding a building’s condition is essential to recognising the costs and risks tied to ownership or leasing. For over 40 years, we have provided acquisition, vendor, and dilapidation surveys, offering a single point of responsibility for technical evaluations covering structure, building services, external envelope, fire strategy, and façade access provision.

We have conducted numerous due-diligence assessments for properties under construction as well as for refurbishments on behalf of potential buyers or tenants

Planned Preventative Maintenance Surveys

BS 8210:2020 Facilities maintenance management – Code of practice recommends a full inspection of the structure, fabric and fit-out of the facility at intervals of not more than 3 years.

Working within this framework, we are able to support the property’s facilities team by undertaking periodic surveys to identify elements requiring maintenance, establishing a hierarchy of defects and developing a maintenance programme with budget costings where appropriate.

Risk Assessment

Our teams investigate and assess potential risks associated with specific elements of the building, such as combustible elements, glazing and access strategies.

We produce risk assessments to help inform the facilities team of the appropriate level of mitigation or remediation required to maintain assets operational and safe. This includes, but is not limited to, the production of FRAEWs to PAS 9980 and the completion of EWS1 certificates.
